YIT has sold the commercial premises of the Tammela Stadium, located in the Tammela district close to the centre of Tampere, to the Terrieri real estate fund managed by S- Bank Private Equity Funds Ltd. The total area of the premises sold is 3,300 square metres. Construction started in July 2021, and the project is due to be completed in November 2023.
YIT will implement the shopping centre, parking and auxiliary facilities located on the basement level of the stadium. The hybrid block will add a lot of new services to the Tammela district and strengthen and improve the urban structure of the area. Kesko will be a tenant in the commercial premises, leasing almost 2,500 square metres for a large K grocery shop. In addition, the premises will feature, among others, a Pancho Villa restaurant. Aimo Park will be the tenant of the parking facility.

The location at the stadium is great, as it is located at the interchange point of the tramway routes and there is a versatile hybrid project around with apartments, a football stadium and commercial premises,” says Jari Alanen, Regional Director of Kesko.
“We have opened five new K grocery shops in the growing Pirkanmaa region this year, and this is a good continuation to them and an excellent addition to our network,” Alanen continues.

YIT will also construct three residential buildings on the Kalevan puistotie side of the hybrid block, with the sales of the Tampereen Ylärima apartments starting in the beginning of 2022. YIT will also build the Vapari and Kulmuri residential blocks of flats, which have been sold to investors. Vapari is being built by X-Group Asunnot Oy and Kulmuri by Asuntopehtoori. The projects include a total of 137 apartments and high-quality commercial space along the busy Kaleva Park Road. The projects have an internal access to the commercial centre under construction, allowing residents to enjoy convenient commercial services.
The apartments in the highest building in the block, Tampereen Ylärima, offer a view over the football field and far over the roofs of the surrounding city in the directions of Kaleva and Tammela. There will be green rooftop courtyards between the houses. The Tammela Stadium is a stylish hybrid stadium that combines a full-sized football field and residential buildings into a cozy package. The stadium’s facade material is light burnet brick, giving the different parts of the project a uniform look.
"Asuntopehtoori wants to contribute to the good development of Tampere. For us, the most important factors in the investment decision were the reputable developer YIT and the great location of the site. In addition, some of our staff are former Ilves players, which makes Kulmuri a particularly close project for us," says Miika Vuorensola, entrepreneur of Asuntopehtoori.

The Tammela Stadium project is implemented as an integrated project implementation with the City of Tampere. The project includes a football stadium, five residential buildings, commercial premises and parking spaces.
Once complete, the stadium will respond to the increase in the number of football players, and with its seating capacity for 8,000, it meets the requirements of UEFA’s highest category, making high-level international fixtures possible.
